Overview: Locartis Business Center Services are available in three general categories of services to profile office building owners. One or all of the classifications of services can be selected, with benefits associated with each. All services are delivered and performed by industry experts and 100% service guaranteed.

Design and Development
Design and development services are available for both proposed and existing buildings. The range is from floor plan through to installation of furnishings and communications systems. Management
LBCS management encompasses effective full-time management with years of successful operating experience along with use of the Locartis brand. Selection of Management services requires use of Marketing services with the benefit of a Locartis exclusive territory. Click for more details.



Marketing
This service is available to both proposed and existing centers, and offers use of the Locartis brand and an exclusive territory. Experienced marketing services are critical for any building owner since the sources of business are very different from traditional tenants. Click for more details.



LBCS Design and Development Services

Property Evaluation: LBCS includes a thorough evaluation of the potential of an existing or proposed new office building to offer business center services. Feasibility studies will be performed to find the optimum configuration for a particular building including:
  • The number of floors and/or space to be devoted to the business center.
  • Layout and design of the business center.
  • Establish a center classification with the target market.
  • Prepare revenue projections to establish feasibility.
Technical Services: LBCS evaluates existing or proposed business centers to install or upgrade the particular and often unique features of a business center including:
  • Interior and exterior office design.
  • Office decoration.
  • Amenities to be offered.
  • Furniture and furnishings.
  • Telecommunications and IT equipment.
  • Mechanical, electrical, and security considerations.

LBCS Management

Business Center Management: LBCS, for a base plus incentive fee, is the operator on behalf of the building owner including every aspect of operating an integrated full service Locartis Office Business Center. Services would include:
  • Preparing an annual operating plan.
  • Operating the center in accordance with the agreed plan.
  • Maintenance of physical assets and facilities to a first class standard.
  • Handling the day to day service requirements of clients.
  • Providing support for information technology, communications and other operating systems.
  • Purchasing material and supplies through a centralized purchasing system to control quality and cost.
  • Expanding services, such as conference room usage, to other tenants in the building.
  • Managing the center within applicable health, safety and environmental laws.
Accounting: LBCS provides accounting, budgeting and clerical functions in support of the center operations which would include:
  • Preparing and monitoring operating and capital budgets.
  • Regular reporting of progress against plans and budgets.
  • Financial statement production and analysis.
  • Payroll administration.
  • Accounts payable processing.
  • Receivables collection.
  • Internal audits.
  • Arranging external audits.
  • Taking part in bench marking exercises that assess center performance against peers.
Human Resources: LBCS manages all aspects of selection, training and supervision of staff including:
  • Salary and benefits administration, including insurance.
  • Ensuring compliance with federal and state laws.
  • Recruiting
  • Employee surveys.
  • Employee record keeping.
  • Training and development.
  • Managing the entry of new employees and the exit of departing employees.
Supplier Relationship Management: LBCS can appraise, select, and put forward to the building owner for approval third party consultants and experts for specialist work. Locartis has extensive knowledge of service providers which can be leveraged to the benefit our clients.

Ongoing Development: Locartis Business Center Services will regularly recommend modifications and enhancements to the center to increase the owner's return on assets. These recommendations may take the form of refurbishment, alterations (replacement of furniture and furnishings), replacement of equipment or major repairs as well as:
  • Ongoing market analysis with recommendations for meeting changing prospect needs.
  • Recommendations for development in other owner buildings.
  • Project management of capital works.
  • Valuation and appraisal.

Marketing, Sales, and Branding: A Locartis branded business center will receive industry leading sales and marketing support designed to maximize occupancy and revenue. Services are provided with a base fee plus performance incentives. Some of the many services include:
