     Office business centers marketed by Locartis are classified into three market levels, or classifications:





With the three classifications, LBCS is able to offer owners of a wide variety of properties the opportunity to have a Locartis branded center in each building. The three levels generally correspond to the building profiles which in turn correspond with different pricing levels and markets for each. Some suggested profiles are indicated below.

Class A property, usually in office park or freestanding

Minimum direct space deal from 2,000 sq ft
Higher rental range in market
Possibility for center from 12,000 sq ft and up



Class A or B property
Minimal amenities such as parking
Minimum direct space deal from 1,000 sq ft
Average rental range in market
Possibility for center from 9,000 sq ft and up

The above table is general in nature and classifications may be adjusted based on level of investment or other building or market factors. Often, larger business centers are more cost competitive. Centers below 9,000 sq ft net usable are discouraged. Smaller floor plates enhance the competitiveness of the center.
