Overview: Office business centers in various forms have existed for over 50 years. In the past, they typically occupied a small space in a larger building and appealed primarily to small businesses and temporary office users. This business concept has also been identified in the past as executive suites; serviced offices; and other variations. In the past decade, office business centers occupied an estimated at 2% - 3% of the total office market. The last few years have brought dramatic changes to the uses and profile of business center clients and forecasts indicate that demand for flexible office space will increase to perhaps 25% of the total office market.

Business centers are differentiated from traditional office leases by offering tenants a much higher level of service. The nature of the relationship between the business center and the client (no longer just a "tenant") is very different to that of the traditional landlord - tenant relationship. For one, landlords typically treat occupiers as tenants with rent obligations, whereas the business center treats occupiers as clients with service requirements.
